Room by room

What does bond cleaning in Laverton cover?

We work through the home room by room, top to bottom, so dust never falls onto a part we have already done. Bond clean, vacate clean and exit clean all mean the same job. The legal test sits in section 63 of the Residential Tenancies Act 1997. You must leave the home reasonably clean, judged against how it looked when you moved in.

Kitchen. We degrease the oven racks, trays and walls. We take the glass out of the oven door where the model allows, because the space between the panes is where grease hides. We clean the cooktop, rangehood filters, splashback, sink and tapware, and wipe every cupboard and drawer inside and out.
Bathrooms, laundry and bedrooms. We descale shower screens, tiles and grout lines, and clean toilets, vanities, mirrors and exhaust fan covers. In the laundry we do the trough, taps and the gap where the washing machine sat. In bedrooms and living areas we clean skirting boards, door frames, switches, built in robes and air vents.

Windows and floors. Inside glass, sills and window tracks are cleaned. Hard floors are vacuumed and mopped, and carpets are vacuumed, with steam cleaning added if your lease or condition report needs it. Before we start, we read your entry condition report with you, so nobody expects us to remove a mark that was there on day one.

Victorian rental law

Do you have to hire a cleaner when you leave a rental?

No, in most cases. The standard in Victoria is reasonably clean, judged against how the home looked when you moved in. A lease clause that demands a professional clean only applies in two situations.

Situation one

The home was professionally cleaned just before your tenancy began, and you were told so in writing when you signed.

Situation two

Professional cleaning is truly needed to bring the home back to its condition at the start, allowing for fair wear and tear.

Those two situations sit in section 27C of the Act and regulation 12 of the Residential Tenancies Regulations 2021. These rules cover leases signed on or after 29 March 2021. If neither situation applies, the clause alone cannot make you hire anyone.
You can ask your agent for written proof that the home was professionally cleaned before you moved in, such as an invoice. If they cannot show one, you know where you stand.
Consumer Affairs Victoria publishes the rules in plain language, and so does Tenants Victoria. Both are free.
So why book us at all? Moving week is busy, and a full clean takes most of a day. We bring the gear, we know what agents check first, and you get proof. If you would rather do it yourself, that is your right, and our room by room list above is a good guide.

Local knowledge

What makes a Laverton clean different?

Laverton is a young suburb where most households have a car, and that shapes how a move out day runs. Most homes are houses and townhouses with driveways. Here is what we plan for on every Laverton job.

Parking near the station

Streets close to Laverton station and Railway Avenue fill up on weekdays. We ask about your driveway and visitor parking when you book, so the gear comes in quickly.

Industrial dust on tracks

Laverton sits beside a large industrial area. Fine grey dust builds up on window tracks, sills and fly screens, so we give them extra time.

Internal stairs

Two storey townhouses are common here. Stairs, balustrades and the tops of high cupboards get missed in a rushed pack, so they are on our list.

Garages and driveways

Most homes have a driveway or garage. Oil marks and cobwebs in the garage are easy to forget, so we sweep the floor and clear the corners.

Hard waste before the clean

Hobsons Bay City Council runs a hard waste collection you book ahead. Book it early and keep items inside your property line, so we can clean the spot where the couch stood.

Fly screens and door tracks

Dust and insects collect in fly screens and sliding door tracks. We brush them out and wipe the frames before an agent runs a finger along them.

Pricing

How much does a vacate clean cost here?

The price depends on the property, not on an hourly rate.
Published price data for Laverton puts the average move out clean at about $600, with jobs ranging from under $300 to around $780. Most rentals here are two or three bedroom homes, so quotes often land in the middle of that range.
Watch for two things. Some companies show a starting price under $100 and give the real figure only after you call. Others add carpet steam cleaning to every quote, even for homes with hard floors through the living areas.
Median weekly rent in Laverton was $330 at the 2021 Census. A full clean costs close to two weeks of rent, against a bond of four.

What moves the price:
  • Apartment, terrace or house
  • Furnished or empty
  • How much carpet
  • Balconies and glass
  • Condition, which matters more than size

What’s changing in Victoria

What proof will your agent get?

From 13 October 2026

A rental provider has to give you documentary evidence for a bond claim at least three days before lodging it. That means invoices, receipts, quotes or photos, and it cannot contradict your condition report. Our written record and end of job photos give you evidence of your own.

Since June 2025

Bond disputes now go first to Rental Dispute Resolution Victoria, a free service within VCAT, before any hearing. A coordinator works with both sides, and most matters settle there.

Since 1 July 2026

Under the Portable Rental Bond Scheme, you can move your current bond to your next rental for a $25 fee, so you do not need to find a second bond.

Getting started

How booking a move out clean works

Step 1

We look at the property and quote

By phone or in person. We list what is included in writing before we start.

Step 2

You sort access

Keys, a lockbox, or you let us in. Tell us about driveway or garage access, and about any owners corporation rules on loading if you are in a townhouse complex.

Step 3

We photograph the finished work

From 13 October 2026 a bond claim must be backed by evidence that does not contradict your condition report. Your own photos sit on the other side of that.

Step 4

We hand back

Written record and photos.

About

Who You Are Dealing With

OneDrop FM is a Melbourne owned cleaning business. Metecan Kalkan owns and runs it. We are not a franchise network, and we do not hand your job to whoever is free.
That matters more than it sounds. Read reviews for cleaners across Melbourne’s west and one pattern stands out. People come back to the businesses where the same person turns up, and they name that person in their reviews. The complaints go to companies that send a new pair of hands each time.
We work across Laverton, Laverton North, Altona Meadows, Point Cook and the wider Hobsons Bay area, 7 days a week from 8am to 5pm.

FAQ

Frequently Asked Questions

Yes. The law asks for reasonably clean, not a paid clean. Use your entry condition report as a guide and take photos when you finish.

For leases from 29 March 2021, only in two situations. The home was professionally cleaned just before you moved in and you were told in writing, or professional cleaning is truly needed to restore its starting condition. Otherwise the clause does not bind you.

It covers parts a weekly clean skips, like inside the oven, cupboards, window tracks and skirting boards. It usually takes most of a day.

Tell us what was raised within the return window on your booking. We come back, check the item against the condition report and fix it if it is part of the job.

Yes. Tell us when you book so we bring the right gear and plan enough time.

One to two weeks before your handover date is best, and earlier at the end of the month when many leases finish.
