Cleaning Services in Port Melbourne for Homes and Businesses
Most people looking for a cleaner in this suburb have already tried one. The complaint is rarely that the work was bad on day one. It is that a different person turned up every fortnight. The same three things kept getting missed. And the invoice did not match the quote.
OneDrop FM provides cleaning services Port Melbourne households and businesses can plan around. We clean homes in Garden City and offices off Lorimer Street, and we send the same cleaners back to the same address. You get a fixed figure on site before we start, and it does not move afterwards.

What We Clean in Port Melbourne
Office Cleaning
Port Melbourne’s office stock is mostly low rise, not tower. Hallmarc on Lorimer Street is twenty one two storey buildings. Aquatica at 344 Lorimer runs two and three levels. Citylink Business Park sits at the Lorimer and Ingles corner, and Port+ is on Bertie Street. These are the suites and estates we clean, usually after hours so the space is ready before staff arrive.
House Cleaning
Weekly, fortnightly, monthly or one off. Garden City’s standalone homes and the Victorian cottages behind Bay Street need different handling to a recent build. Original floorboards, older tile and period fittings do not respond well to the products that work fine in a new apartment.
Carpet Cleaning
Three different carpet situations exist in this one suburb. Period cottage carpet laid over old boards, apartment carpet through Beacon Cove, and commercial carpet tile in the Lorimer Street office suites. Each one takes a different amount of moisture and a different drying approach.
Strata and Common Area Cleaning
Lobbies, corridors, lifts, stairwells and shared amenities. Beacon Cove and the heritage conversions along Beach Street both fall into this category. Take the 1891 starch factory on Beach Street, now apartments with the original chimney stack still standing. Common area work there needs care around heritage material.
Window Cleaning
Internal glass at any height, including tenancies and common areas well above ground level. External glass at ground level only. We clean shopfront glass along Bay Street and ground floor office glazing in the Lorimer Street estates, where the salt film builds up faster than most owners expect.
We do not clean external windows at height anywhere in Melbourne. That is a specialist trade and we are not it.
End of Lease Cleaning
Port Melbourne has high rental turnover, particularly through the newer apartment stock. Bond cleaning is judged against the condition report, not a general standard. The work has to match what the agent recorded when the tenancy began.
Victorian renters can check the bond rules and dispute process through the Residential Tenancies Bond Authority and Consumer Affairs Victoria. Read your condition report before you book anyone.
Warehouse and Industrial Cleaning
The Fishermans Bend Employment Precinct covers roughly 230 hectares, with estates running off Salmon Street, Todd Road and Freight Drive. We do floor scrubbing with our own machines, we clean around live operations in hi vis with site inductions completed, and we work in food grade warehouses.
What we do not do is heights work. No EWP or scissor lift work, no beam or racking top dusting. If your site needs that, you need a heights specialist, and we will tell you so at the quote rather than after the contract is signed.
Pricing
How much does house cleaning cost in Port Melbourne?
Residential cleaning in Port Melbourne is usually quoted per visit, based on the number of bedrooms and bathrooms and how often you want it done. Commercial cleaning is usually quoted per hour or as a fixed contract, based on floor area, the type of site and frequency. Both are confirmed on site before any work starts.
Three things move a quote in this suburb more than anything else.
Which locality the property sits in. A Victorian cottage off Bay Street and a Fishermans Bend warehouse are not the same job, and they should not carry the same rate.
Access. Apartment buildings through Beacon Cove need parking arranged, lift access booked and sign in cleared. Estates off Lorimer Street have entrances that are easy to miss. Time spent getting in is time not spent cleaning, and honest quoting accounts for it.
Frequency. Weekly work costs less per visit than a one off, because a maintained property takes less time than one that has been left.
Why the cheapest quote is usually the expensive one
Cleaners in Australia are covered by the Cleaning Services Award 2020. It sets minimum pay rates through the Fair Work Commission. When a quote falls well below the market, the money usually comes out of someone’s wages. The result is high turnover. That is why a different person keeps turning up at your door.
We quote on site, in person, and the figure we give you is the figure you pay.
How to check a commercial quote yourself?
Here is a test almost nobody will give you. A trained commercial cleaner covers roughly 250 to 300 square metres an hour in an open plan office. In a multi room office with bathrooms and a kitchen, that drops to about 150 to 200 square metres an hour.
Take your floor area, divide it by those figures, and you get the honest number of hours your site needs. Multiply by the hourly range above. If a quote comes in far below that, the hours have been cut somewhere, and the cleaning will be too.

Local knowledge
One Suburb, Four Very Different Cleaning Jobs
Postcode 3207 is not one place. It holds four separate localities, and the buildings in each one were put up in a different century for a different reason. A cleaner who treats them all the same will do a poor job in at least three of them. Here is what actually sits inside Port Melbourne.

Port Melbourne proper, the old Sandridge
The historic core. Single fronted Victorian workers cottages on streets like Ross, Stokes and Raglan, the Bay Street shopping strip, and old warehouses that were turned into homes. Narrow entries, original floorboards, period fittings. The Pickles Street whisky distillery conversion is a good example of the building type.

Beacon Cove
The waterfront apartment estate built through the 1990s and 2000s, near Station Pier and the beach. The clean itself is straightforward. Getting in is the hard part. Visitor parking, lift bookings, concierge sign in and after hours access all need sorting before the first visit, not on the day.

Garden City homes
Bounded roughly by Williamstown Road, Howe Parade and Walter Street. This was the first housing estate built by a public authority in Victoria. The State Bank of Victoria delivered it in stages between 1926 and 1948. Low scale standalone homes, with the small Graham Street shops and five neighbourhood parks nearby. A 1979 conservation study found the estate a rare example of residential town planning. The housing stock here is genuinely distinct.

Fishermans Bend
Around 480 hectares of urban renewal. Development Victoria calls it the largest project of its kind in Australia. Working warehouses, office suites, and new buildings going up. This is commercial and industrial territory, not household territory.
Properties within a few streets of Hobsons Bay carry a salt film that inland properties do not. It settles on external glass, balcony balustrades and the door tracks at entry points, and it comes back faster than ordinary dust.
We do not pretend one frequency suits the whole postcode. A home on The Esplanade needs its glass and balcony rails done more often than a house on the Graham Street side. We schedule it that way, rather than selling everyone the same plan.

Why Port Melbourne Clients Choose OneDrop FM
Our cleaners are our employees

A fixed quote given on site
We walk the property, we give you a number, and that number holds. No estimate over the phone that changes once we see the job.
The same faces, every visit
Employed staff on a set run means we assign the same cleaners to your address and keep them there. They learn your property once. They know which door sticks, which surface marks, and what you care about. When someone takes leave, the backup has already been on site with them.

Coverage
Areas we cover around Port Melbourne
We work across the whole of postcode 3207. That covers Port Melbourne proper and the Bay Street strip. It covers Beacon Cove and the waterfront apartments near Station Pier. It covers Garden City and the streets around Graham Street. It also covers the commercial and industrial areas through Fishermans Bend, Sandridge and the Lorimer Street corridor.
We also work in the surrounding suburbs, including South Melbourne, Southbank, Docklands and Albert Park.
One practical note. Port Melbourne’s street layout was built in stages across different planning eras, and it is known for being awkward to navigate. Several of the Lorimer Street estates have entrances that are easy to drive past. Our crews are briefed on access before the first visit, so nobody is circling the block on your time.
