No cleaning company advertising in this suburb publishes a real price. Here is what the Melbourne market looked like in August 2026. These are observed market rates, not our quote.

Minimum call out runs $120 to $200. Per standard room is $26 to $52, with most jobs near $37. A three bedroom home lands between $160 and $370. Pet stain and odour treatment adds $20 to $50 per affected room. Carpet at the end of a lease adds roughly $70 to $180 a room, and a whole house before a vacate generally sits between $210 and $525.

A standard room means roughly 12 to 14 square metres. Larger rooms cost more. Some operators price by area instead, usually $4 to $8 per square metre.

Two things are worth knowing before you compare quotes. The headline price often leaves things out. One well known Melbourne company advertising in Preston lists three rooms for $150, then charges extra for pre vacuuming and for sanitising. Ask what is included before you book rather than after.

And treat anything well under the market floor with caution. A quote landing far below $120 usually gets revised once the cleaner is standing in your hallway. The number you agreed to was never the real number.

A price quoted over the phone is an estimate, because nobody can measure a room down the phone. A large open plan living area can be double the size of a bedroom and still count as one room on a price list. So we measure on site, in front of you, before anything is switched on. Can Your Landlord Require Carpet Steam Cleaning

At the 2021 Census, 41 percent of occupied homes in Preston were rented, against roughly 31 percent across Greater Melbourne. So this comes up constantly here, and most people have it wrong.

Under Victorian rental law, renters must leave a property reasonably clean. That is the standard set by section 63 of the Residential Tenancies Act 1997. It does not mean returning the carpet to new condition, and it is measured against the entry condition report from the day you moved in.

A lease clause demanding professional carpet cleaning only holds if one of two things is true. Either the property was professionally cleaned immediately before the tenancy started and you were told so in writing at the start of the lease, or professional cleaning is genuinely needed to restore the property to its entry condition. Those conditions sit in section 27C and regulation 12, and they apply to agreements signed on or after 29 March 2021. If neither is true, the clause on its own generally cannot be enforced. Tenants Victoria puts it plainly: if the property is already reasonably clean you do not have to steam clean the carpet, even where the lease says you must.

Fair wear and tear is the rental provider’s cost, not yours. Consumer Affairs Victoria guidance treats worn traffic marks on carpet as fair wear and tear. Carpet that has faded slowly, flattened under furniture, or greyed along a hallway from years of walking is normal ageing.

What does fall to a renter is damage. Spills left to set, pet urine, burns and tears are not wear and tear. Plenty of renters still book a clean anyway, and that is a fair call, because carpet marks are one of the most common reasons an agent makes a bond claim and a receipt is simple evidence at the exit inspection. Choosing it because it is practical is different from being told you have no option.

Which Cleaning Method Suits Your Carpet

Neither method wins in every house. AS/NZS 3733:2018, the Australian Standard for cleaning maintenance of residential and commercial carpeting, recognises five basic cleaning systems, each defined by the mechanical action involved. Choosing between them is a decision about the carpet in front of you.

Hot water extraction

Heated water and cleaning solution go into the pile under pressure and get pulled straight back out with the soil. This is the deepest clean available and the right call for heavy soiling, odour, and carpet that has not been touched in years. Most synthetic carpet in Preston homes suits it, and it is the method most carpet makers specify under warranty.

Low moisture and dry cleaning

Less water, faster drying, and the correct choice where moisture is a risk or the room has to be back in use quickly. It suits wool that would be at risk of shrinking, upper floor flats with poor airflow, shops that cannot close, and light maintenance cleans between deeper ones.

This is the most common thing people ring about, and the honest answer depends on how far it went.

Fresh surface accidents clean up well. The problem is urine that has soaked through the carpet into the underlay and the floorboards or slab beneath. Once that happens, the smell is not coming from the carpet at all. Cleaning the fibre makes the room look better and does very little to the odour, and warmth or humidity brings it straight back.

So we check the extent before quoting. That may mean lifting a corner. If the underlay is affected, the options are treating the subfloor and replacing underlay, or accepting a partial result. We will tell you which one you are looking at rather than charging for a clean that cannot fix the problem.

Old stains sometimes reappear a day or two after cleaning. That is wicking, where residue deep in the backing travels up as the carpet dries. It usually responds to a second treatment.

Is It Worth Cleaning Old Carpet or Replacing It?

A lot of people call after they have already priced new carpet. It is worth trying a clean first.

Carpet that looks finished is often just heavily soiled. Grey traffic lanes down a hall, a flat dull living room, marks that previous cleaning did not shift. Once the soil load comes out, plenty of that comes back. Preston has a large stock of homes built from the post war years onward, and wool carpet from the 1980s and 1990s is often still sound underneath the dirt.

What cleaning actually removes is grit. Sand and dirt sit at the base of the pile and cut the fibre from below every time someone walks across. Getting it out genuinely extends how long the carpet lasts, which is why regular cleaning costs less than early replacement.

Cleaning will not fix everything. It cannot repair a tear or restore pile that has been walked flat to the backing. It will not remove permanent dye damage from bleach or some medicines. It cannot lift carpet that has come away from the underlay.

The honest test is condition, not age. Rub the pile. If it stands up and the backing is sound, cleaning is worth doing. If it lies flat and stays flat, no amount of cleaning brings it back, and we will tell you that rather than take the booking.

Parking and Access in Preston Streets
