Individual stain treatment adds $20 to $50 per stain. Pet odour treatment adds $30 to $90 per room. These are market figures, not our price list.
Two things push a Dandenong job up or down. Distance is one. Several Melbourne operators openly charge a higher minimum for outer suburbs than inner ones. A quote that sounds cheap on the phone can grow once they work out where Dandenong is. Condition is the other. Do You Have to Steam Clean Carpets Before Moving Out in Victoria?
Usually not, and this is worth knowing before you spend money you may not need to spend.
Section 63 of the Residential Tenancies Act 1997 sets the standard. A renter must leave the property reasonably clean, and in the same condition it was in when they moved in, allowing for fair wear and tear. Reasonably clean is the standard. Professionally cleaned is not.
For rental agreements signed on or after 29 March 2021, a term about professional cleaning can be included under section 27C and regulation 12 of the Residential Tenancies Regulations 2021. That term can only be enforced if two things are both true. The property was professionally cleaned immediately before your tenancy started. And you were told about the requirement at the start of the lease. If either one is missing, a clause requiring professional carpet steam cleaning generally cannot be held against you.
Consumer Affairs Victoria puts it plainly. A rental provider cannot require a higher standard than reasonably clean just because a clause sits in the agreement.
So why do people still book it? Two honest reasons. Carpet that is genuinely marked will not meet the reasonably clean test on its own. A proper machine also does in an hour what a hired unit will not do in a day. And many agents ask for a receipt as proof the work was done. A receipt settles the question at the final inspection without a debate.
Check your lease and your entry condition report before you book anything. If the carpet was already stained when you moved in and the condition report says so, that is not your problem to fix.

How Long Will Carpet Take to Dry?
Plan on six to twelve hours after a steam clean. In good conditions it can be four to six. In poor conditions it can run past twenty four.
What moves the number. Fibre, because wool and cotton hold water while nylon and polyester let it go faster. Pile depth, because thick dense pile holds more water than a low loop. Humidity, because a wet week in Dandenong adds hours and winter mornings add more. Airflow, because a closed up bedroom with the door shut is the slowest room in the house. And extraction, which is how much water the machine pulls back out.
That last point matters more than most people realise. Carpet left damp beyond about 48 hours can start growing mould and mildew, which is a bigger problem than the stain you called about. A carpet that is soaking when the cleaner drives off has not been finished properly. Good extraction is the whole job.
What helps: open the windows, run a fan or the heating, and keep furniture off the carpet until it is dry to the touch. Walk on it in clean socks if you have to walk on it at all. Shoes on damp carpet undo the clean you just paid for.
If you need faster drying, say so when you book. Low moisture methods dry in one to two hours and suit apartments, offices, and any job where the floor has to be back in use the same day.

Pet Urine and Odour Removal
Pet urine can often be removed, and sometimes it cannot. The difference comes down to how far it soaked.
Urine sitting on the surface of the fibre is straightforward. It cleans out and the smell goes with it. Urine that has gone through the backing into the underlay is a different job. You can clean the carpet face perfectly and the smell still returns on the next warm day. The source is under the carpet, not in it. Anyone who tells you a surface clean fixes that is guessing.
Where it has soaked through, the options are an enzyme treatment applied to the affected area, or lifting the carpet and replacing the underlay in that section. An enzyme breaks down the material causing the odour rather than covering it. That is why it takes time to work, and why it costs more than a standard clean.
