One thing worth knowing before you book a steam clean. Soil sitting deep in the pile can wick back toward the surface over the following days and show as a faint mark returning. This is normal on older carpet and usually clears with a second pass. We would rather tell you that up front than have you wonder what went wrong.

Are Renters Required to Steam Clean Carpets in Victoria?
No, not automatically. This is the most misunderstood part of moving out of a rental in Victoria, and a lot of what gets said about it is wrong.
Under section 63 of the Residential Tenancies Act 1997, a renter must leave the property in a reasonably clean condition. Reasonably clean is not the same as brand new. It allows for fair wear and tear, and what counts as reasonably clean depends partly on how long you lived there and what condition the place was in when you moved in.
Tenants Victoria is direct about it. Rental providers and agents often insist that renters must steam clean the carpets or have the property professionally cleaned. If the property is already reasonably clean, you do not have to do this, even where a clause in your lease says you do.
There is one narrow exception. For rental agreements signed from 29 March 2021, a clause can require professional cleaning, but only where the property was professionally cleaned immediately before your tenancy started and you were told about the requirement at the beginning of the lease. If neither of those applies, the clause generally does not stand up.
You may still come across advice that says otherwise. The Easy English factsheet published by Consumer Affairs Victoria lists getting the carpets steam cleaned if your lease says so, without setting out the 29 March 2021 condition. It is a plain language summary rather than the full legal position, which is why so many renters end up confused.

Plenty of renters in Coburg book a clean anyway, and that is a reasonable choice. How Long Do Carpets Take to Dry?
After hot water extraction, expect roughly 6 to 12 hours in normal conditions. In a warm, well ventilated room with low pile synthetic carpet it can be 4 to 6 hours. Wool, thick pile, a closed up room or a wet Melbourne week can push it past 12 hours. After dry cleaning, most carpet is ready in about 1 to 2 hours.
Four things decide it: the fibre, the pile height, the airflow in the room and how much water the machine leaves behind.
That last one is where equipment and technique matter. A machine with weak suction, or an operator who rushes the extraction, leaves carpet close to saturated. Wet carpet is a mould and mildew risk, and over time the backing can separate from the pile, which shows later as lumps and lifting you cannot vacuum out. We finish every cleaned area with a second dry pass for that reason.
To speed drying, open windows on opposite sides of the room and run ceiling fans. Keep heavy furniture off the carpet until it is dry.
If you are moving out, do not book the clean for the morning of your final inspection. Allow a full day. Damp carpet at an inspection reads as a job half done.

Which Stains Can and Cannot Be Removed?
We would rather set your expectations at the quote than at the door.
Usually lift. Mud and general traffic soil, coffee and tea, food and drink spills, most red wine if it has been treated, pet accidents caught reasonably early, cosmetics, and the grey shading through hallways and in front of lounges.
May not fully lift. Bleach and cleaning product damage, which removes colour rather than adding a stain. Old dye transfer from rubber backed mats, plant pots or dark clothing. Some inks and dyes. Heat set marks from irons or cigarettes. Rust that has sat for months. Water damage that has spread into the underlay.
Where a mark cannot be fully removed, we say so before we start and explain what improvement is realistic. Some marks lighten with a second treatment weeks later.

Pet urine is the problem we are asked about most often in Coburg, and it is the one where surface cleaning fails.
Urine does not sit on top of the carpet. It passes through the pile, soaks into the underlay and can reach the floorboards or slab underneath. Cleaning the surface removes the visible mark and leaves the source in place, which is why the smell returns on a humid day or when the heating goes on.
Proper treatment means finding the full extent of the affected area, which is usually larger than the visible mark, treating through to the underlay, and using a product that breaks down the deposits rather than covering the odour.
