The legal standard
What does bond cleaning in Brunswick include?
Bond clean, vacate clean, exit clean and end of lease clean all describe the same job. In Victoria they all point to one obligation under section 63 of the Residential Tenancies Act 1997. You must leave the property reasonably clean. The words change by habit and by state. The legal standard does not.
That matters when you are comparing quotes. Three companies can use three different words for identical work, and one of them can leave out the carpets. Ask what each price actually covers before you compare the numbers.

Know before you book
Can your rental provider require a professional clean?
Usually not. The standard in Victoria is reasonably clean, not professionally cleaned. A clause in your lease demanding a professional clean only binds you in two situations.
The property was professionally cleaned right before your tenancy started, and you were told so in writing when you signed.
Professional cleaning is genuinely needed to bring the property back to the condition it was in at the start.
Those two conditions sit in section 27C of the Act and regulation 12 of the Residential Tenancies Regulations 2021. They apply to rental agreements signed on or after 29 March 2021. If neither applies, the clause on its own does not force you to hire anyone.
You are allowed to ask your agent for written proof that the property was professionally cleaned before you moved in — an invoice or a receipt. If they cannot produce one, that tells you where you stand.
Consumer Affairs Victoria publishes the rules in plain language, and so does Tenants Victoria. Both are free.
Most people book a cleaner anyway. Moving is exhausting, the truck is booked, and paying someone to handle the last day removes a real risk. That’s a sound reason to book. A lease clause on its own is not.

Walls & the three things next to them
Skirting boards, door frames & doorknobs, light fittings & switches. These get missed more than anything else – the first four things an agent runs a finger along.
Kitchen
Oven inside (racks & door glass), stovetop, rangehood & filter, splashback degreased, cupboards & drawers in and out, benchtops, sink & taps descaled, behind and under the fridge and oven where movable, floor washed.
Bathrooms & toilet
Shower screen, tiles & grout scrubbed, soap scum & limescale removed, bath, basin & vanity in and out, mirror polished, exhaust fan cover wiped, toilet cleaned inside the bowl including under the rim.
Bedrooms, living & hallways
Cobwebs cleared, skirtings, picture rails & window sills wiped, built-in wardrobes cleaned inside, doors, frames & handles, light fittings & switches, floors vacuumed & mopped. Deep Victorian skirtings and ceiling roses hold dust a quick wipe leaves behind.
Windows & glass
Internal glass, sills & tracks, sliding doors on both faces where safely reachable. Glass is dried, not left to air dry – water marks are one of the fastest ways to fail an inspection. Sash windows in older Brunswick houses are priced for, not rushed.
Balconies & outdoor areas

The Reasonably Clean Standard in Victoria
Consumer Affairs Victoria sets out this standard in Guideline 2. It sits between spotless and messy, judged by ordinary community standards. An area is reasonably clean when cleaning it further would make no real difference.
Two things follow, and both help you.
The benchmark is your entry condition report, not a display home. If the oven had baked on grease the day you arrived, and you hand it back the same way, you have met your obligation.
Fair wear and tear is excluded. Carpet flattened over four years is wear. A curry stain from last winter is not.
We clean past that line. The gap between meeting the standard and arguing about whether you met it is where bonds get held up for six weeks.
Carpet & steam cleaning
Do the Carpets Have to Be Steam Cleaned?
Only in two situations, and they mirror the professional cleaning rule.
Carpets need steam cleaning if that is what it takes to return them to their condition at the start of your tenancy. They also need it if they were professionally cleaned right before you moved in and you were told in writing.
A steam cleaning clause is not automatically enforceable. It faces the same two tests as any professional cleaning clause.
In practice it is simple. Stains that were not there at entry should be treated. Carpet that has aged is fair wear and tear.
We price carpet separately rather than folding it into every quote. If your place has floorboards through the living areas and carpet only in the bedrooms, which is common here, you should pay for the bedrooms only.

What it costs in Brunswick?
The price depends on the property, not on an hourly rate.

Two things to watch. Some companies advertise a starting price under $100 and quote the real figure only after you call. Others fold carpet steam cleaning into the headline price whether your property needs it or not, which inflates a quote for a place with floorboards through the living areas.

What’s changing in Victoria
Can a rental provider claim your bond without evidence?
From 13 October 2026
A rental provider must give documentary evidence supporting a bond claim at least three days before submitting it. Evidence means invoices, receipts, quotes or photographs, and it cannot contradict your condition report.
Since June 2025
Bond disputes no longer go straight to a VCAT hearing. They go first to Rental Dispute Resolution Victoria, a free service inside VCAT, where a resolution coordinator works with both sides. Most matters settle there.
Since 1 July 2026
The Portable Rental Bond Scheme lets you transfer your existing bond to your next rental for a $25 fee instead of finding a second one.

The oldest stock, through the streets off Albion Street and Victoria Street. Deep skirtings, picture rails, ceiling roses and sash windows with small panes. All of it holds dust.
Warehouse conversions
Brunswick made bricks and textiles for a century and many of those buildings are homes now. High ceilings put light fittings out of reach of a domestic ladder. Exposed brick cannot be wet wiped like plaster.
