End of Lease Cleaners Melbourne

What Are End of Lease Cleaning Services in Melbourne?

End of lease cleaning is a full top-to-bottom clean completed when you hand back a rental property. It covers every room your property manager will inspect – kitchen, bathrooms, bedrooms, living areas, windows, floors, and all the detail areas tenants commonly miss. The goal is simple: return the property to the condition it was in when you moved in, so your bond comes back without a dispute. OneDrop FM covers all Melbourne suburbs, from Brunswick terraces and Richmond apartments to Port Melbourne units and Epping family homes. Every clean comes with a bond back guarantee.

Our Promise

Our Bond Back Guarantee

Book with OneDrop FM and your clean is backed by a bond back guarantee. If your property manager raises a cleaning concern after the final inspection, we return to the property and re-clean the flagged areas at no charge. No invoice. No argument.

The guarantee covers any cleaning item included in your original scope of work. It applies within 7 days of your final inspection, provided the property has not been re-occupied between the clean and the inspection.

Bond Back Guarantee

  • Agent flags an issue? We come back at no charge
  • Applies within 7 days of final inspection
  • No additional invoice, no conditions

What Victorian Law Says About Bond Deductions

Under Section 63 of the Residential Tenancies Act 1997 (Vic), tenants must leave a rental property in a reasonably clean condition – meaning free from marks, dirt, cobwebs, stains, and dust. Consumer Affairs Victoria defines this standard as the condition the property was in at the start of your tenancy, allowing for fair wear and tear.
According to the Residential Tenancies Bond Authority (RTBA) Annual Report 2023-24, 64% of Victorian bonds were returned in full to renters, 10% went in full to the rental provider, and 26% were shared between both parties. That means 36% of Victorian tenants did not receive their full bond back. Of all repayments, 95% were resolved by mutual agreement and 5% required VCAT or court direction. Among the most common reasons tenants lose part of their bond, cleaning disputes are widely cited by property managers and tenant advocates across Victoria.
Your landlord can only deduct from your bond if the property is not returned to reasonably clean condition. They cannot deduct for fair wear and tear – minor scuffs on skirting boards from normal use, slightly worn carpet in walkways, or faded paint near windows. If a deduction is disputed, both parties can apply to the RTBA online system. Since mid-2025, the Rental Dispute Resolution Victoria (RDRV) service has provided a faster, free alternative to VCAT for bond disagreements.

Who We Serve

Melbourne Renters We Work With Every Week

Apartment renters

Moving out of a Melbourne CBD high-rise on Collins Street, a Southbank studio on City Road, or a St Kilda Road apartment block? We know the checklist style these agents use. Tight timelines, strict inspections, specific expectations.

House tenants

Brunswick terrace on Sydney Road. Richmond cottage near Swan Street. Cremorne conversion off Church Street. Port Melbourne townhouse on Bay Street. Older Melbourne builds have more surfaces, more detail, and more history for agents to check against.

Students and sharers

Moving out of a shared house in Fitzroy, Collingwood, or Preston? When the bond is split between multiple tenants, one missed area costs everyone. We clean the full property so no one carries the bill.

Interstate movers

Tight handover window. Keys due back by Friday. One clean, one shot. We confirm the scope in writing before we arrive so nothing is left to chance.

Landlords between tenants

Property needs a full clean before the next tenant moves in. We clean to the same standard going in as going out so your new tenant has no complaints on day one.

Why choose us

Why Melbourne Tenants Choose OneDrop FM

Directly employed cleaners – not franchisees, not subcontractors

When you book with OneDrop FM, the team that shows up works for us. Not a franchise. Not a platform connecting you to whoever is available. Our cleaners are trained to our standard and managed by us on every job.

Police-checked and fully insured

Every cleaner is police-checked before entering a property. The business carries full public liability insurance. You have that in writing before we start.

15 years cleaning Melbourne properties

Metecan Kalkan founded OneDrop FM after 15 years of hands-on cleaning experience across Melbourne. He knows what agents in Brunswick look for. He knows what property managers in Port Melbourne flag. That knowledge runs through every job.

We clean to the checklist your agent uses

What Melbourne end of lease cleaners get right is not about using the most expensive products. It is about knowing what a property manager checks at final inspection and making sure every item on their list is done. Dusty skirting boards. Fingerprints on light switches. Bugs in light fittings. We have heard the same feedback from Melbourne agents for 15 years. We do not miss those things.

The Process

How Our End of Lease Clean Works

Step 1

Get your fixed quote

Call 0402 160 946 or fill out the contact form. Tell us the property size, suburb, and move-out date. We give you a fixed price before anything is confirmed. No guessing, no open billing.

Step 2

We confirm your booking

We lock in your clean around your move-out date. Monday to Friday, 8am to 5pm. You receive a confirmation with the scope of work in writing – every room, every area included.

Step 3

Our team cleans top to bottom

Our police-checked team arrives on time. They work through every room on the checklist – oven, rangehood, skirting boards, light switches, shower screens, window tracks, fan blades. Every item on the checklist is completed before we leave. That is the standard we hold.

Step 4

Inspection passed. Bond back.

Your property manager does the final inspection. If anything needs attention within 7 days, we come back at no charge. You collect your bond and move on.

What Melbourne Property Managers Check at Final Inspection

Melbourne property managers are thorough. If the property was professionally cleaned before you moved in – which it almost always is in the current Melbourne rental market – your agent can reasonably request it back to the same standard when you leave. That is the legal basis under Section 63 of the Residential Tenancies Act 1997 (Vic).

The items that actually cost tenants their bond are not always the obvious ones. A spotless living room will not save you if the oven door has grease residue or the bathroom glass is cloudy. Agents scan for visible grime first, then check the detail areas – the ones that show effort, and the ones that show neglect.

According to the RTBA Annual Report 2023-24, 36% of Victorian tenants did not receive their full bond back. Among the most common reasons tenants lose part of their bond, cleaning disputes are widely cited by property managers and tenant advocates across Victoria. The most commonly flagged items are oven interiors, shower screen grout, window tracks, skirting boards, light switches, exhaust fans, and light fittings. These are not major cleaning failures. They are the small misses that add up on an outgoing condition report.

The RTBA currently holds 732,125 Victorian rental bonds with a combined value of $1.456 billion (RTBA Annual Report 2023-24). With the average Melbourne bond sitting around $2,320, a $300 cleaning dispute is a real cost with real consequences.

OneDrop FM’s checklist is built around what Melbourne property managers actually inspect – not a generic national standard. Every item that agents flag in our 15 years of Melbourne cleaning is on that checklist.

FAQ

Frequently Asked Questions

A professional clean in Melbourne typically ranges from $230 for a studio to $870 for a larger home with carpet steam cleaning, based on current Melbourne market rates.
The final price depends on property size, number of bathrooms, oven condition, and any add-ons your agent requires such as carpet steam cleaning. OneDrop FM quotes per job, not per hour. Call 0402 160 946 for a fixed price before anything is booked.

A 1-bedroom apartment takes 3 to 4 hours. A 2-bedroom property takes 4 to 6 hours. A 3-bedroom house takes 6 to 8 hours. These are based on a property in reasonable condition. Properties with heavy oven grease, built-up bathroom scale, or marked walls take longer. OneDrop FM adjusts team size to the timeline so the clean is completed before your key handover.

They are the same service with different names. In Victoria the term most commonly used is end of lease cleaning. Bond cleaning is used more in Queensland. Vacate cleaning is used by many Melbourne property managers when referring to the move-out process. All three describe the same detailed clean – done to real estate inspection standard when a tenant hands back a rental property. The legal obligation in Victoria is set by Section 63 of the Residential Tenancies Act 1997. The name on the invoice does not change the standard.

Property managers compare the property against the entry condition report completed at the start of your tenancy. The areas most commonly flagged in Melbourne bond disputes are oven interiors and racks, shower screen glass and grout, window tracks, skirting boards, light switches and power points, exhaust fans, and light fittings including ceiling fans. A spotless living room will not help if the oven door has grease residue or the bathroom screen has soap scum. These are the detail areas OneDrop FM cleans on every job.

We come back. Free of charge. Within 7 days of your final inspection. That is the bond back guarantee. You contact us with the agent’s written feedback, we review the scope, and we return to re-clean the listed areas. There is no additional invoice. The only requirement is that the property has not been re-occupied since the original clean.

Professional cleaning teams work to time-per-room benchmarks to ensure consistent, inspection-ready results across every job. A trained cleaner working with the right products and equipment can clean a standard room – bathroom, bedroom, or kitchen area – to inspection standard in a defined timeframe. This is why team size matters on larger properties. A team of two or three cleaners completes a 3-bedroom Melbourne property faster and more consistently than a single cleaner working alone, which affects both the quality of the result and your key handover timeline. When you call OneDrop FM, we size the team to the property so the job is done right within your move-out window.

A professional end of lease clean covers every room your property manager will inspect. Kitchen – oven, rangehood, stovetop, cupboards inside and out, benchtops, and sink. Bathrooms – shower screen, tiles, grout, toilet, vanity, mirrors, and exhaust fans. Bedrooms and living areas – skirting boards, light switches, window tracks, wardrobe interiors, ceiling fans, and walls. Laundry and floors included as standard. Optional extras include carpet steam cleaning, wall washing, balcony cleaning, and blind cleaning.

No. Most tenants have already moved out by the time we clean. You can leave a key in a lockbox, arrange access through your agent, or meet us at the property to hand over the keys. We work through the full checklist, lock up when done, and let you know when the property is ready. The only requirement is that water and power are still connected on the day.

OneDrop FM guarantees the quality of the clean. If your property manager raises a cleaning concern within 7 days of the final inspection, we return and re-clean the flagged areas at no charge. What we cannot control is an agent’s decision on the day. What we can control is the standard of the work.

Book at least 5 to 7 days before your move-out date. This gives time to schedule the clean, complete the work, and still have a window for a re-clean if your agent flags anything before the final inspection. During peak moving periods – November through February and end of month dates – book 2 to 3 weeks ahead. We do take last-minute bookings where availability allows. Call 0402 160 946 to check.

Yes. OneDrop FM supplies all equipment, cleaning products, and materials. You do not need to arrange anything at the property. The only requirement is that water and power are still connected on the day of the clean – without these the team cannot complete the oven, bathroom, and floor work to inspection standard.

Under Section 63 of the Residential Tenancies Act 1997 (Vic), tenants must return a rental property in a reasonably clean condition. Consumer Affairs Victoria defines this as free from marks, dirt, cobwebs, stains, and dust – measured against the condition the property was in at the start of the tenancy, as recorded in the entry condition report. Fair wear and tear is excluded. A landlord cannot deduct from your bond for normal deterioration such as minor scuffs on skirting boards or slightly faded paint. They can only deduct for cleaning that goes beyond fair wear and tear. Importantly, a lease clause alone cannot legally require you to hire a professional cleaner in Victoria unless the property was professionally cleaned before your tenancy and that was disclosed to you in writing at the start of the lease (Regulation 12, Residential Tenancies Regulations 2021 (Vic)).
