Properly called hot water extraction. Heated water and a cleaning solution are injected into the carpet, then pulled straight back out with strong suction along with the soil. Most thorough option for carpet with real build up, suiting homes, end of lease rentals and offices out of use overnight. Carpet is damp afterwards and usually dries in three to six hours.
Carpet dry cleaning
Uses very little water. A cleaning compound or low moisture solution is worked into the fibre with a machine, then removed. The floor is walkable much sooner, which matters in a rental handing over same day or an office that cannot lose a night. Does not reach as deep as extraction on heavily soiled carpet, so it suits maintenance rather than rescue.
Low moisture for commercial floors
Offices that stay occupied need a middle option. Encapsulation and bonnet cleaning both appear in AS/NZS 3733 as recognised systems and both suit carpet tile in a working office, because the floor is usable again quickly. We use them between deeper extraction cleans, not instead of them.

Port Melbourne was called Sandridge until the 1880s, and the housing still reflects that history. Three very different kinds of property sit inside one postcode, and they do not clean the same way.

Apartments at Beacon Cove and along the foreshore

Do you have to steam clean carpets at the end of a lease in Victoria?
This is the question we are asked most, and the answer is not always yes.
Under the Residential Tenancies Act 1997 a renter must leave a property reasonably clean, allowing for fair wear and tear. That is the base standard.
A rental agreement can include a professional cleaning term, but Consumer Affairs Victoria guidelines limit when it applies. Renters can only be asked to pay for professional cleaning if the property was professionally cleaned, or cleaned to a professional standard, immediately before they moved in and they were told so, or if professional cleaning is needed to return the property to the condition it was in when they moved in, allowing for fair wear and tear.
In short, an agent cannot simply require steam cleaning because they prefer it. Check your agreement and your entry condition report first.

What if the carpet was not cleaned properly before you moved in?
It happens more than people expect. A tenant is told the unit was steam cleaned before handover, moves in, and finds the carpet is still soiled.
Note it on your entry condition report before the deadline, in detail and by room.
Take photographs with the date visible.
Send them to the agent in writing so there is a record.
That protects you at the other end of the tenancy. If the carpet was already marked when you arrived and you have evidence, you cannot be charged to fix it when you leave. If you would rather have it cleaned properly now, we do the work and give you the invoice and photographs, which gives you a documented condition point of your own.
