  • Bedrooms and bathrooms come first. Each extra bathroom adds real time.

    Consumer Affairs Victoria sets out how this is assessed in Guideline 2. The comparison is against the condition report from the start of your tenancy, with fair wear and tear taken into account. If a mark was there when you moved in and the condition report records it, it is not your obligation now.
    This is why the condition report and your entry photos matter more than any checklist a cleaning company gives you.

Can your rental provider require a professional clean?

  • Usually not. Regulation 12 of the Residential Tenancies Regulations 2021 sets two conditions, and one of them has to apply.
    Either the property was professionally cleaned immediately before your tenancy started and you were told so at the time, or professional cleaning is needed to return the property to the condition it was in at the start, judged against the condition report and allowing for fair wear and tear.
    If neither applies, a clause in the agreement saying you must arrange professional cleaning generally cannot be enforced on its own. This applies to rental agreements entered into from 29 March 2021. The same reasoning applies to a clause demanding professional carpet steam cleaning.
    Plenty of people in Coburg still pay for a clean they were never required to buy. Many others book one anyway, because a move is stressful and paying someone removes the risk. Both are reasonable. The point is that it should be your decision, made with the facts.

Book the clean before you hand back the keys

  • Book the exit clean while you still have access to the property. This is the single most useful piece of timing advice for a Coburg exit, and almost nobody gives it.
    Here is why. Every cleaning business in Melbourne promises to come back if the agent flags something. That promise only works while someone can still get inside. Once the keys are returned and the property is relet or the locks are changed, nobody can fix anything, and the promise is worth nothing at the exact moment you need it.

What happens if part of your bond is claimed?

  • Cleaning disputes in Victoria no longer start at a tribunal hearing. Since June 2025 they go to Rental Dispute Resolution Victoria, known as RDRV, which is a free service run by VCAT.
    RDRV handles disagreements about bond, compensation, rent increases and repairs. A resolution coordinator is assigned, contacts both sides, and tries to reach an outcome without a hearing. An application to RDRV counts as an application to VCAT, so if the matter does not resolve it moves forward without you applying twice. If you go straight to VCAT with a bond or compensation dispute, you will most likely be directed to RDRV first.
    Worth keeping in perspective. According to the Residential Tenancies Bond Authority annual report for 2023 and 2024, about 95% of Victorian bonds are repaid by agreement between the parties with no hearing at all. A clean is there to keep you in that 95%, not to win an argument.

A written record of what was cleaned

  • We provide a written record of the work completed, suitable to give your agent or rental provider.
    This is about to matter more than it used to. From no later than 13 October 2026, under the Consumer Legislation Amendment Act 2025, a rental provider must give the renter documentary evidence supporting a bond claim at least three days before lodging it with the RTBA, and that evidence must not contradict the condition report. Documentation on both sides is becoming the thing disputes turn on.
    Two other changes are worth knowing if you are moving in 2026. The Portable Rental Bond Scheme started on 1 July 2026, which lets renters carry a bond to the next property. And RDRV now sits between you and any hearing.
