A clean runs in a set order. Skipping steps is how carpet gets damaged, or comes up looking worse than before.
Inspection
We check the fibre type, the backing, the traffic lanes and any marks you want dealt with. Wool behaves differently to nylon, and older Reservoir homes still hold plenty of wool carpet from the 1970s and 1980s.

Do Renters Have to Get Carpets Professionally Cleaned?
A third of Reservoir homes are rented, so this comes up constantly, and most people have it wrong.
Under Victorian rental law, tenants must leave a property reasonably clean. That is the standard set by the Residential Tenancies Act 1997. It does not mean returning the carpet to new condition.
A lease clause that demands professional carpet cleaning only holds if two things are true. The property was professionally cleaned immediately before the tenancy started, and you were told about it at the start of the lease. If both of those are not true, the clause generally cannot be enforced. This applies to agreements signed on or after 29 March 2021.
Fair wear and tear is the owner’s cost, not yours. Consumer Affairs Victoria guidance treats worn traffic marks on carpet as fair wear and tear. Carpet that has faded slowly, flattened under furniture, or greyed along a hallway from years of walking is normal ageing.
What does fall to a tenant is damage. Spills that were left to set, pet urine, burns, and marks that were not there when you moved in.
Plenty of renters book a clean anyway, and there is a sensible reason for it. A tax invoice from a cleaning business settles most arguments with an agent before they start.

Neither method wins in every house. AS/NZS 3733:2018, the Australian Standard for cleaning maintenance of residential and commercial carpeting, recognises five basic cleaning systems, each defined by the mechanical action involved. Choosing between them is a decision about the carpet in front of you.

Hot water extraction
Heated water and cleaning solution go into the pile under pressure and get pulled straight back out with the soil. This is the deepest clean available and the right call for heavy soiling, odour, and carpet that has not been touched in years. Most synthetic carpet in Reservoir homes suits it. There is a second thing worth explaining, because almost nobody does. Sometimes a mark disappears during the clean and returns a day later. This is called wicking. As the carpet dries, moisture rising back up through the pile carries old contamination with it. It does not mean the clean failed. It usually means the mark went deeper than the surface, and a second targeted treatment sorts it out. Dog hair through a lounge, cat urine in a bedroom corner, muddy paws down a hallway after a walk along the Darebin Creek Trail. These are ordinary Reservoir jobs.
Is It Worth Cleaning Old Carpet or Replacing It?
A lot of people call after they have already priced new carpet. It is worth trying a clean first.
Carpet that looks finished is often just heavily soiled. Grey traffic lanes down a hall, a flat dull living room, marks that previous cleaning did not shift. Once the soil load comes out, plenty of that comes back.
