We clean carpet and carpet tiles on any floor, from heritage walk ups off Flinders Lane to tower tenancies in Southbank and Docklands. Steam or low moisture cleaning, chosen to suit your carpet, not to suit the one machine we own. Every cleaner is our own employee, police checked and insured. What Does a Full Carpet Clean Include?
A full clean covers inspection, vacuuming, pre spray, agitation, extraction or low moisture cleaning, spot treatment, deodorising and a final walkthrough with you.
We start by checking the fibre type, the traffic lanes and any marks you want dealt with. Then we vacuum to lift loose grit, because wet grit turns into mud in the pile. Pre spray goes down on stains and traffic lanes and is left to work. We agitate it into the fibres, then extract everything back out.
We also clean carpet tiles, rugs, fabric lounges, office chairs and mattresses. We can do all of it in one visit under one quote, which saves you booking three trades into the same building.

What’s included
How Much Does Carpet Cleaning Cost in Melbourne CBD?
Price depends on floor area, how soiled the carpet is, stairs, furniture and whether you need us after hours. Before you call anyone, here is what the Melbourne market charges in 2026.
A standard room is normally counted as 12 to 14 square metres, so a large lounge is often charged as two rooms. Independent price tracking put Melbourne carpet cleaning up 1.7% in the first quarter of 2026.
Those ranges are wide for a reason. A per square metre rate is not a total, and an hourly rate is not a total either. You only find out what you owe when the job ends. That is where most complaints in this industry come from.
We quote one price for the finished job, worked out on site.
| Job | Melbourne market range, 2026 |
|---|---|
| Per room, steam cleaning | $26 to $52, average around $37 |
| Standard three bedroom property | $160 to $370 |
| End of lease, whole property | $210 to $525 |
| Office carpet, per square metre | $2.95 to $5.50 |
| Individual stain treatment | $20 to $50 per stain |
| Pet urine enzyme treatment | $30 to $80 per room |
| Minimum call out | $80 to $120, usually covering two to three rooms |
No surprises
One Fixed Price, Quoted Before We Start
With hourly pricing, the customer carries the risk that the job runs long. With a fixed price, we carry it.
That is the whole difference. If your office takes two hours longer than we expected, that is our problem, not an extra line on your invoice. We finish the job we quoted.
Here is how it works:
Every cleaner on your site is employed by OneDrop FM, police checked and insured.
For CBD offices
Commercial Carpet Cleaning for CBD Offices
Office carpet gets dirty in a pattern. Reception and the path from the lift wear first, then corridors, then meeting rooms. The open plan floor in the middle stays fine for years while the edges look tired.
That pattern has a cause. Grit walks in on shoes. In the CBD it comes off bluestone laneways like Degraves Street and Hardware Lane, off tram stops along Swanston and Collins, and out of the Free Tram Zone crowds that move through the grid all day. The Metro Tunnel opened in November 2025 and added new pedestrian routes through Town Hall and State Library stations, including the walkway that reopened Campbell Arcade into Degraves Street. Ground floor and first floor tenancies near those entrances are seeing foot traffic they did not have two years ago.
We clean reception areas, corridors, lift lobbies, open plan floors and meeting rooms. You can book a one off restorative clean, or put traffic lanes on a schedule and leave the rest on a longer cycle. Most CBD offices spend less that way.
If we already clean your office, we already hold your building access. You are not briefing a stranger on dock bookings and after hours entry. See our office cleaning in Melbourne CBD page.

A different method
Carpet Tiles Need a Different Method
Most CBD offices have carpet tiles, not broadloom. Walk into a strata suite at 838 Collins Street or a converted floor on Flinders Lane and you will usually find tiles.
Tiles need less water. Soaking them can reach the backing and the adhesive underneath, and once that happens edges lift and corners curl. The fix is low moisture cleaning, which lifts soil out of the face fibres without flooding the layers below.
Two more things tiles let us do. Damaged tiles can be swapped out instead of cleaned around, so a coffee spill that will not shift does not have to stay. And low moisture work is dry fast enough that a Friday evening job is ready for Monday.
Choosing a method
Is Carpet Steam Cleaning in Melbourne CBD Better Than Dry Cleaning?
Neither one is better in every case. It depends on the fibre, how soiled the carpet is, and how fast you need the room back.
Hot water extraction, also called steam cleaning
Hot water and cleaning solution go into the pile under pressure, then get pulled straight back out with the soil. This is the deepest clean available and the right choice for heavy soiling, odour and carpet that has not been touched in years. Carpet steam cleaning in Melbourne CBD works well in apartments and in offices with broadloom.
Low Moisture Cleaning
Less water, faster drying, and the correct method for carpet tiles, wool and anywhere you cannot afford a long wet period. The room is usually back in use within one to two hours rather than most of a day.
Carpet Tiles
Most CBD offices have carpet tiles, not broadloom. Soaking them can reach the backing and the adhesive underneath, and once that happens edges lift and corners curl. Tiles get low moisture cleaning, and a damaged tile can be swapped out instead of cleaned around.
Drying Time
Around four to six hours after steam cleaning, and around one to two hours after low moisture. Those are ranges because drying depends on airflow, humidity and pile depth. Southbank and Docklands apartments sit beside the water and hold more humidity, and sealed high rise towers have no cross breeze.
Some companies only own one type of machine, so they will tell you their method is always best. We own both. We look at your carpet, choose the method that suits it, and tell you which one we picked and why.
Drying
How Long Does Carpet Take to Dry?
After steam cleaning, expect around four to six hours. After low moisture cleaning, expect around one to two hours.
Those are ranges, not promises, and the reason matters. Drying depends on airflow, humidity, how deep the pile is and how well the room ventilates. In the CBD two things slow it down. Apartments in Southbank and Docklands sit beside the water and hold more humidity. High rise towers are sealed, so you cannot just open a window and get a cross breeze.
For offices, the practical answer is timing. We clean Friday evening, the carpet dries over the weekend, and your staff walk in Monday morning onto dry carpet. You lose no working hours at all.
We open up what ventilation is available and use air movement where the building allows it.

The right machine
Why We Use a Portable Machine in the CBD
There is nowhere to park a truck mounted rig on Collins Street, Bourke Street or Flinders Lane. Even where you find a legal spot, running hoses from the kerb up to level eight is not practical, and most building managers will not allow hoses through fire stairs.
Truck mounts are built for houses with driveways. The CBD is not that.
A portable extraction machine goes in the goods lift, plugs into a power point inside your tenancy and draws water from the tap. Floor level makes no difference. It works the same on level three as on level thirty. It works in Southbank towers, in Docklands apartments and up the narrow stairs of a heritage walk up off Flinders Lane where no hose would ever reach.
This is not a compromise. It is the correct machine for buildings you cannot park outside of.
Building access
Working Inside Secure CBD Buildings
Cleaning carpet in a city building involves more than the carpet. Most jobs need the building on side first.
We work seven days a week, so the job fits your building’s rules instead of fighting them.
We also clean common areas for strata committees and building managers, including corridors, lift lobbies and shared amenity floors.
For Residents
Carpet Cleaning for CBD, Southbank and Docklands Apartments
City living is hard on carpet. Street grime walks in the front door. Coffee gets spilled, and in a city with this many cafes it gets spilled often. Constant foot traffic turns hallways and entries dull and grey while the bedrooms still look fine.
We clean apartments from studios to three bedrooms, including hallways, bedrooms and internal stairs. We work in Australia 108 and Eureka Tower in Southbank, the NewQuay and Yarra’s Edge buildings in Docklands, and towers across the grid like Aurora Melbourne Central on La Trobe Street and Victoria One on Elizabeth Street.
Building access is our job, not yours. We deal with the concierge, book the lift and sort out where the machine goes. You do not need to take a day off work.

Bond back
End of Lease Carpet Cleaning and Getting Your Bond Back
Before you book anything, know where you stand.
In Victoria, a rental agreement term requiring professional cleaning generally applies only if the property was professionally cleaned, or cleaned to a professional standard, immediately before your tenancy started. Tenants Victoria sets this out in its summary of the Consumer Affairs Victoria guidelines. A clause in the lease on its own is not always enough to force you into a professional carpet clean.
That is worth checking before you spend money. Compare your exit condition against the entry condition report and the photos you took on day one.
There are still plenty of times a professional clean is the right call. If you had pets, if there are stains that were not there at the start, if the carpets were professionally cleaned before you moved in, or if you simply want the argument closed, book it.
When you do, we give you an itemised receipt showing the date, the address and the carpet cleaning work performed. That is the document agents ask for.
This is general information, not legal advice. For your own situation, check with Tenants Victoria or Consumer Affairs Victoria.

At the source
Pet Stains and Odours Treated at the Source
Spraying deodoriser on a pet stain hides it for a week. Urine soaks past the pile into the backing and often into the underlay, and the smell comes back the first humid day.
Treating it properly means getting to the source. Enzyme treatment breaks down what is actually causing the odour instead of covering it. We treat the affected area right through, not just the surface.
We handle pet accidents, vomit and general odour work in apartments and offices.
One honest note. Some pet stains have already dyed the fibre permanently, especially on wool and on light coloured carpet. Cleaning will remove the smell and lift most of the mark, but the colour change may stay. We tell you that at inspection, not after you have paid.
Same visit
Rugs, Lounges and Mattresses Cleaned in the Same Visit
We clean more than carpet. Booking these together with your carpet means one visit, one quote and one set of building access arrangements. In a CBD building where every trade needs a dock booking, that matters more than it sounds.
Rugs
In your home where suitable. Delicate and valuable rugs we take off site and clean properly, which most volume operators will not do.
Fabric lounges and armchairs
Upholstery cleaning for sofas and armchairs, cleaned in place.
Office chairs
Which collect more than people expect.
Mattresses
Refreshed and deodorised alongside your carpet.
Water damage
Wet Carpet Cleaning Melbourne CBD
Water in a city apartment usually comes from the building, not the weather. Burst risers, failed hot water units and washing machine overflows are the common ones, and in a tower a leak on level twelve becomes a problem on level eleven.
We extract standing water from carpet and underlay and clean the affected area. The sooner we get there the better the result, because the longer carpet stays wet the more likely you are looking at replacement rather than cleaning.
We invoice insurance directly.
If your carpet is wet now, call 0402 160 946.

The Process
Our Carpet Cleaning Process, From Walkthrough to Sign Off
Walkthrough and fixed quote
Ring 0402 160 946 and get a straight answer, 7 days. Tell us the rooms, the building and anything you want treated, and we will tell you honestly whether it is a job worth doing.
On site walkthrough and fixed quote
We visit, check the fibre and the marks, and give you one written price for the finished job. Take it away and think about it. There is no pressure at the door and the quote stands.
We protect, then we clean
Corner guards on walls and doorframes, hose protection through corridors, and blocks under furniture legs so timber and metal do not mark damp carpet. We move light furniture and put it back. Then the clean itself.
Final walkthrough with you
We go through the result with you before we leave, and you have 72 hours to tell us if anything is not right. Completion records on request for building managers and agents.
Satisfaction Guarantee
Our Promise
Our 200% Satisfaction Guarantee
A guarantee is only worth what it actually does.
Most companies in this field offer a re clean and stop there, with no timeframe and no second step. We put a clock on it and a stated outcome.
WHY ONEDROP FM
Why CBD Businesses and Residents Choose OneDrop FM
Most people call us after a bad experience with someone else. The price went up once the cleaner was already inside, or a different company turned up to the one they booked, or the carpet was still damp two days later. Here is how we work instead.
A named owner
OneDrop FM is run by Metecan Kalkan. If something goes wrong there is a person accountable for it, not a call centre and not a franchise head office in another state.
The same team every visit
Directly employed, not labour hire, not subcontracted. One of the most common complaints about carpet companies in this city is booking one business and having another turn up. That does not happen here.
Fixed quotes with real numbers
We quote on site and hold the price. No hourly meter, no per square metre surprise once someone measures, and no call out fee added at the end.
Police checked and insured
Every cleaner is police checked and covered by public liability insurance. Certificate of currency available on request, and lodged with building management before access where the building requires it.
Two methods, not one
We own both hot water extraction and low moisture equipment, so we choose the method that suits your carpet rather than the method that suits the only machine on the van.
Straight answers about stains
Some marks are permanent dye damage and no method will reverse them. We tell you which is which at inspection, before you commit, rather than after you have paid.
