Deep cleaning in Melbourne typically costs $204 to $361 for a 2-bedroom home in 2026, or $60 to $71 per hour per cleaner. This guide breaks down real 2026 prices by home size, the task list that separates a deep clean from a regular one, the per-task extras that catch people out, and the one fact renters get wrong every time: a deep clean is not a bond clean, and no agent has to accept it as one.

The Short Answer: Melbourne Prices
Flat rates by home size:
- 1-bed, 1-bath: $192 to $329
- 2-bed, 1-bath: $204 to $361
- 2-bed, 2-bath: $269 to $399
- 3-bed, 1-bath: $289 to $300
- 3-bed, 2-bath: $300 to $469
- 4-bed, 2-bath: $315 to $519
- 5-bed: $368 to $509
Hourly:
- Deep: $60 to $71 per cleaner, per hour
- Regular: $45 to $58 per cleaner, per hour
- The premium: 25 to 33 percent more than a regular clean
- Minimums: 2 hours (about $130) up to 3 hours ($210 to $249)
First-time loadings are real but rarely named. Some operators make an initial deep clean mandatory before starting regular service (one charges $70 per hour, minimum 3 hours). Others add a flat initial fee ($65 at one Melbourne operator) or price the first visit about 11 percent above the ongoing rate. If a home has not been cleaned in 4 to 6 weeks, expect to be quoted the deep rate whatever you called it.
Most operators do not state whether prices include GST. Only a minority say so outright. Confirm the GST-inclusive total in writing.
Deep vs Regular: What the Extra Money Buys
A regular clean maintains: surfaces wiped, floors done, bathrooms and kitchen to a lived-in standard. A deep clean resets the tasks a regular clean never touches.
Deep-only tasks, broadly included: skirting boards hand-wiped, grout scrubbed, exhaust fans, ceiling cobwebs, light fittings and ceiling fans, window tracks.
Split tasks (included at some operators, extras at others): inside the oven, rangehood filters, inside cupboards, spot wall washing, blinds.
Almost always an extra, even when the marketing hints otherwise: inside the fridge.
The side-by-side that matters, from one national operator’s own price list: a 2-bed standard clean at $253, the deep version at $361, and the end of lease version at $455. Same home, three different products. Our house cleaning cost guide prices the regular side in full.
Watch for checklist traps: at least one Melbourne operator ticks the oven, windows and fridge as included on its checklist, then says in its own FAQ that they may be booked separately. The written task list in your quote is the only version that counts.
What Costs Extra?
Typical Melbourne add-on prices:
- Inside oven: $60 to $70 as a deep-clean add-on (standalone oven cleans run $84 to $210)
- Inside fridge: $34 to $60
- Inside cupboards: $60 to $64
- Rangehood: $40 to $64
- Internal windows: $10 to $23 per window
- Blinds: $10 to $33 per blind
- Walls: spot clean $20 to $29, partial wash $60 per wall
- Grout detail: about $45 per bathroom
- Carpet steam cleaning: $55 to $69 per room. Never part of a standard deep clean, whatever the ad implies.
Deep Clean vs Bond Clean: Not the Same Product
This is the most expensive misunderstanding in home cleaning, so plainly:
A deep clean will not satisfy a real estate agent, and it carries no bond guarantee. One operator puts it well: a deep clean gives you a fresh home; a bond clean gives you your money back.
A bond clean is audited against the entry condition report, includes the oven, cupboards and rangehood as standard, and comes with a re-clean guarantee (7 days at one operator, a 100 percent guarantee on flat-rate jobs at another). Melbourne bond prices run $230 to $468 for a 1-bed, $260 to $525 for a 2-bed, $370 to $735 for a 3-bed and $525 to $890 for a 4-bed. Our bond cleaning cost guide covers that product in full.
Victorian law sets the bar at “reasonably clean”. A professional clean can only be required if the place was professionally cleaned before you moved in, you were told so, or it is needed to restore the entry condition.
Which one do you need? Moving into a new home, a seasonal reset, before selling, after a renovation or after illness: deep clean. Vacating a rental: bond clean. Moving out of a home you own: a deep clean is enough, because no agent is auditing it.
How Long Does It Take?
Recorded job data from one operator (medians since April 2026) puts a deep clean at 4 hours 59 minutes of cleaner time across 72 visits, against 2 hours 47 minutes for a standard clean across 102 visits. Roughly 1.8 times the labour, which is what the price premium buys.
As a guide for a 2-person team:
- 1-bed: 2 to 3 hours
- 2-bed: 3 to 4 hours
- 3-bed: 4 to 6 hours
- 4-bed and up: 6 to 8 hours
Be wary of the 3-hour promise on a whole home: one honest operator states outright that 3 hours buys a priority clean of the worst areas, not a whole-home result.
Prices Across Melbourne Suburbs
OneDrop FM is based in Taylors Lakes, near Watergardens. These are the areas our deep work concentrates in:
- Deep cleaning Brunswick: period homes with high skirting, picture rails and years of dust in the detail. The deep task list earns its money here.
- Deep cleaning Reservoir: family homes with kids and pets. Kitchens and bathrooms carry the load; grout and rangehoods are the usual extras.
- Deep cleaning Bayswater: homes under tall trees. Window tracks, exhaust fans and cobwebs fill with leaf matter and dust faster than the inner suburbs.
We also cover more than 20 suburbs across Melbourne. Every quote is fixed per job, with the task list in writing.
How Often Should a Home Be Deep Cleaned?
- No kids or pets: every 6 months.
- Kids or pets: every 3 months.
- Allergy and asthma households: a deep reset every 6 to 12 months, held by regular cleans every 2 to 4 weeks. About 1 in 9 Australians has asthma, and dust load is a trigger a surface clean does not shift.
- Plus the trigger events: moving in, before a baby arrives, after illness, before selling, and after renovations.
Red Flags: How to Spot a Bad Deep Clean
The complaints customers report most:
- Late or no-show. The top theme in negative reviews, at 14 percent in one analysis of 1,500 reviews across 60 businesses.
- Paid for deep, got regular. One reviewed 3-hour deep clean ended at about 1.5 hours, with cupboards, the oven and under-furniture areas untouched.
- Price jumps on the day. Documented Melbourne cases include $396 quoted becoming $560, and $280 becoming $550. A fixed quote with a written task list is the protection.
- Listed tasks skipped, the oven above all. One customer’s package listed the oven; the company then said it does not do ovens.
- Re-scoped on arrival. Areas named in the booking reclassified as extras at the door (a balcony balustrade became “windows”, plus $70, in one review).
- Guarantee friction. Re-cleans argued over, or charged for, after payment. Get the guarantee terms before the job, not after.
- No equipment or products. Marketplace and agency models sometimes expect your vacuum, mop and chemicals. Confirm who supplies what, in writing.
How to Choose a Cleaner for a Deep Clean
Before you book, check these:
- A written task list in the quote: every room, every deep-only task named.
- A fixed price, and what (if anything) can change it on the day.
- The first-visit price stated separately from any ongoing rate.
- Oven, fridge, blinds and walls: in or out, priced if out.
- Products and equipment supplied by the cleaner, confirmed.
- The duration quoted against the table above. A 4-bed home in 2 hours is not a deep clean.
- Insurance sighted, and a tax invoice with photos on request for move-in jobs.
Frequently Asked Questions
How much does deep cleaning cost in Melbourne?
$204 to $361 for a 2-bed home in 2026, $300 to $469 for a 3-bed with 2 bathrooms, and $315 to $519 for a 4-bed. Hourly, $60 to $71 per cleaner. The broad market range across all operators runs $260 to $630.
Is a deep clean the same as a spring clean?
Yes. The two names describe the same product in Melbourne: a top-to-bottom reset covering the tasks a regular clean skips. Some operators sell it as a spring clean, some as a deep or initial clean. Judge by the written task list, not the name.
Will a deep clean pass a bond inspection?
No. It is not audited against an entry condition report and carries no bond guarantee. If you are vacating a rental, book a bond clean, which includes the oven, cupboards and rangehood as standard and comes with a re-clean guarantee. Victorian law requires the place be left reasonably clean.
Is the oven included?
Sometimes. Some operators include inside-oven cleaning in the deep price; many charge $60 to $70 as an add-on, and one Melbourne checklist promises it while the same site’s FAQ sells it separately. It is the single most skipped task in complaints. Confirm it in writing.
How much more does it cost than a regular clean?
About 25 to 33 percent more per hour ($60 to $71 against $45 to $58), and roughly 1.8 times the labour. On flat rates, one operator lists a 2-bed standard clean at $253 against $361 for the deep version of the same home.
How long does a deep clean take?
For a 2-person team: 2 to 3 hours for a 1-bed, 3 to 4 for a 2-bed, 4 to 6 for a 3-bed, and 6 to 8 for a 4-bed or larger. Recorded medians put a deep clean at about 5 hours of cleaner time, against under 3 hours for a standard clean.
Do I need to be home, and does the house need to be empty?
You do not need to be home if access is arranged, and the house does not need to be empty (that is a bond clean condition at many operators). Clear benches and floors where you can, and point out the priority rooms at the start. Move-in cleans are faster in an empty home.
Do cleaners bring their own products and equipment?
Professional operators do, but not all models work that way: some agencies and marketplace cleaners expect your vacuum, mop and chemicals. Confirm it when you book, because a deep clean needs gear (grout brushes, oven scrapers, ladders for cobwebs) that a surface clean does not.
