A bond clean in Melbourne typically costs $220 to $380 for a studio or 1 bedroom, $320 to $520 for 2 bedrooms, and $400 to $650 for 3 bedrooms. Carpet steam cleaning is nearly always charged extra. This guide breaks down real 2026 prices, what is included, and how Victoria’s new bond claim rules affect your clean.

The Short Answer: Melbourne Bond Cleaning Prices
These figures reflect published 2026 price lists from Melbourne bond cleaners, GST included:
- Studio / 1 bedroom: $220 to $380
- 2 bedroom: $320 to $520
- 3 bedroom: $400 to $650
- 4 bedroom: $500 to $800+
- 5 bedroom: up to $1,020
- Carpet steam clean add-on: $60 to $224 (or $32 to $63 per room)
The rest of this guide shows what sits behind the numbers, and where renters get caught out.
What’s Included?
A bond clean is an inspection-grade deep clean of an empty property, judged against your ingoing condition report. It goes well past a regular house clean. Expect 3 to 6 hours on site for a standard home.
Kitchen. Oven and racks degreased, rangehood filters cleaned, cupboards cleaned inside and out, benchtops, sink and taps descaled, splashback wiped down.
Bathrooms. Shower screens descaled, grout scrubbed, toilet, vanity and mirrors detailed, exhaust fans dusted, tiles and floors mopped.
All rooms. Skirtings wiped, window tracks cleaned, wardrobes cleaned inside and out, light switches and power points wiped, floors vacuumed and mopped.
Laundry. Trough, cupboards and floors done the same way as the kitchen.
What’s Usually Not Included?
This is where quotes differ most. These items are typically add-ons, so check before you book:
- Carpet steam cleaning: $60 to $224 depending on property size
- Wall washing: around $29 per wall
- Blind cleaning: around $29
- Balcony or patio: $60 to $100
- Garage, exterior windows, fridge interior, mould treatment: priced separately
If a quote seems cheap, the first question is what it leaves out. A “$99 bond clean” ad usually excludes carpets and walls, which are the two things agents check first.
What Changes the Price?
Bathrooms. Each extra bathroom adds roughly $60 to $80. Two bathrooms cost more than one, every time.
Condition. A well kept place costs less than a neglected one. Heavy grime, stained grout and a filthy oven push the quote up.
Time of year. November to February is peak moving season. Some cleaners add 10 to 20 percent in the busy months, and January books out fast.
Add-ons chosen. Carpets, walls, blinds and balconies are the big four. Decide what you need before you ask for quotes, so you compare like with like.
Bond Cleaning and Victoria’s New Rules
From 13 October 2026, Victorian agents must give you at least 3 days’ notice plus documentary evidence before lodging a bond claim. Claims without evidence can be rejected, and providers can be fined. (We covered the full rule change here: Victorian bond claim rules.)
What does this mean for your clean? Your tax invoice is now counter-evidence. If an agent claims the place was not cleaned properly, your dated invoice with an ABN proves a professional job was done. Keep the receipt. It is worth as much as the clean itself.
Re-Clean Guarantee vs Refund: Know the Difference
A re-clean guarantee means the cleaner comes back free of charge within 48 to 72 hours if your agent flags anything. It is not a refund. Almost no cleaner puts the fine print on their website. The conditions usually run: report the issue with the agent’s inspection notes, within the time window, for items that were booked, and the property must still be empty.
Ask for the guarantee terms in writing before you book. A cleaner who will not put it in writing is telling you something.
How to Spot a Bait Quote
The classic bait quote is the “$99 bond clean”. The fine print excludes carpets, walls and ovens. The cleaner arrives, the price triples, and saying no feels hard with the van parked out front.
The other pattern Melbourne renters report: the agent’s recommended cleaner quotes $600 to $700 for a 2 bedroom, while independent quotes with a bond-back guarantee come in around $370. You are allowed to choose your own cleaner. An agent cannot force you onto their list.
A fair quote has a fixed written price, a list of exactly what is included, the re-clean guarantee terms, and an ABN on the invoice.
What Melbourne Renters Actually Pay
Public listings tell the real story:
- Airtasker jobs across Melbourne: the median sits around $300. Real recent jobs include a 2 bedroom full clean with all carpets for $400, a 2 bedroom with carpet steam for $299, and a detailed 1 bedroom for $250. Budget jobs go as low as $150.
- The most repeated complaint: cleaners who do not come back for re-cleans, leaving the renter to pay a second cleaner or lose bond money.
- The second most repeated complaint: agents rejecting cleans over trivial items, then pushing their own $600-plus cleaner.
Bond Cleaning Prices Across Melbourne
OneDrop FM is based in Taylors Lakes, near Watergardens. Most of our bond cleans fall in these areas:
- End of lease cleaning Reservoir: high demand near the station and Edwardes Street. Most jobs are 2 and 3 bedroom rentals, often with carpet steam added.
- End of lease cleaning Laverton: family homes and townhouses. Extra bathrooms are common here, so quotes run higher than a standard 2 bedroom.
- End of lease cleaning Port Melbourne: apartments with strict building access. Book the loading dock before we arrive and the job runs smooth.
- End of lease cleaning Preston: a mix of older homes and new townhouses. Wall washing gets requested a lot in the older places.
We also cover Brunswick, Bayswater, Epping, Altona and more than 20 other suburbs. For our full room-by-room checklist, see our end of lease cleaning checklist.
Frequently Asked Questions
Does a bond clean include carpets?
Usually not. Carpet steam cleaning is nearly always a separate add-on, $60 to $224 depending on property size. Some leases require proof of professional carpet cleaning, so check yours. We do carpet steam cleaning as part of our bond cleans.
Does it include walls and windows?
Interior windows, yes. Wall washing and exterior windows are usually add-ons. Balconies too.
Do I need a receipt for the REA?
Yes. Most agents ask for proof of cleaning, and under the new Victorian rules your tax invoice doubles as counter-evidence if a bond claim is lodged. Make sure it shows an ABN.
What if the agent isn’t happy with the clean?
That is what the re-clean guarantee is for. A good cleaner returns free of charge within 48 to 72 hours to fix flagged items. Get the terms in writing before you book.
Can the lease force me to pay for professional cleaning?
A professional standard cannot be demanded unless your lease says so. For carpets, Victorian law allows a mandatory professional clean clause only if it is in the lease and the carpets were professionally cleaned before you moved in.
Can I choose my own cleaner instead of the agent’s?
Yes. No agent can force you to use their recommended cleaner. Get your own quotes and compare what is included.
